The Public Record

Every dated figure published here is timestamped and appended. Nothing is edited after the fact. When a number turns out to be wrong, a correction is added that names the original error and gives the right figure with its source — including when the error was ours.

    From this entry forward, the SHA-256 chain head of this record is submitted to public OpenTimestamps calendar servers, which aggregate submitted digests into Merkle trees committed to the Bitcoin blockchain. Once a submission confirms, rewriting any part of this record would require rewriting Bitcoin itself. Anchoring happens on every new entry; submission receipts and the current anchored head are published on this page. OpenTimestamps calendars are free, keyless public infrastructure — proofs typically reach a Bitcoin block within hours of submission.

    Correction: WhatsApp digest removed from advertised plans

    The Pro plan advertised a "WhatsApp digest" that was never built. The promise has been removed and replaced with the weekly email digest, which ships. Advertising an unbuilt feature was inconsistent with this site’s own rules; this entry records it.

    Correction: the deal registry is labeled as sample data

    The tokenized-asset registry shown on this site is a curated demonstration set with live TVL attached from on-chain feeds — it is not yet a maintained live registry. Until today it was presented without that caveat. It is now labeled "sample registry" on every surface where it appears, and this entry records that the labeling was missing.

    Correction: platform coverage and data freshness claims removed

    This site previously stated "168 Platforms Tracked" and described its data as updating "in real time". Neither was supported by what the product actually does. Both claims were removed. The site now states only what is verifiable: the number of deals in the registry, the asset classes covered, and the live data feeds in use.

    Correction: AVM accuracy claims

    The widely repeated "industry AVMs are 80–85% accurate" is a PPE10 hit-rate — the share of estimates landing within 10% of price — for US on-market models with MLS access. It is not an error rate, and it does not transfer to Dubai, where peer-reviewed gradient boosting on DLD transaction data reports roughly 25% mean absolute percentage error.

    Net operating income = contracted rent, less vacancy, less service charges at the building’s RERA-approved rate, less management. Divided by all-in acquisition cost = purchase price + statutory 4% DLD transfer fee + agency fee with 5% VAT + registration trustee fee. Arithmetic on disclosed inputs only: nothing is estimated, modelled, or predicted, and no opinion is offered on what any property is worth.
